Meadow Cottage is a spacious, detached self-catering holiday cottage nestled within 21 acres of beautiful countryside in the Derbyshire Dales. Set on a working farm just a short distance from the village of Roston, the cottage enjoys a peaceful rural setting while remaining conveniently accessible — offering the perfect balance of tranquillity without feeling remote. Guests are welcome to walk the surrounding land and enjoy the open views across fields and farmland.

Inside, the cottage provides a warm and comfortable retreat after a day exploring the area. The living room features comfortable seating, a cosy log burner, and a formal dining area overlooking the countryside. Entertainment includes a Smart TV, DVD player with a selection of DVDs, a small radio/CD player and access to fast fibre broadband, making it ideal for both relaxing breaks and longer stays.

The spacious family kitchen is fully equipped for self-catering holidays, with a four-point electric hob, fridge freezer, washing machine and a relaxed breakfast table for informal dining. All essential electrical appliances are provided and outside you’ll find a washing line along with a BBQ, perfect for enjoying meals in the fresh country air.

Meadow Cottage comfortably sleeps up to six guests, with space for a cot if required. There are three generous bedrooms: one double bedroom, a second bedroom with two single beds that can be arranged together as a double, and a third bedroom with two full-sized single beds. Each bedroom offers ample storage for luggage and clothing and is styled in a charming blend of traditional country cottage character with modern touches.

The cottage is largely single-storey, making it suitable for guests with a range of mobility needs. The second and third bedrooms are accessed via two small internal steps, while the rest of the accommodation is on one level. Meadow Cottage warmly welcomes guests of differing abilities and provides a comfortable, accessible layout wherever possible.

The property benefits from double glazing throughout and oil-fuelled central heating, ensuring a cosy and comfortable stay all year round. There is one family bathroom featuring a bath with an overhead power shower and toilet. All towels are provided, along with a bath mat for children and the bathroom enjoys lovely views over the surrounding fields.

Outside, guests can relax on the patio area, complete with garden furniture and a coal BBQ. There is free parking for three to four vehicles in the parking area. In front of the cottage is a fenced orchard, while to the rear is a large fenced grass area, ideal for children to play safely or for exercising a dog. Meadow Cottage is dog and pet friendly, making it perfect for family holidays with four-legged companions.

Ideally located for exploring both Derbyshire and Staffordshire, the cottage is just six miles from Alton Towers, Ashbourne and Uttoxeter and sits at the gateway to the Peak District.
