Affeton Barton is our exclusive and beautifully restored farmhouse, sleeping up to eight guests on the stunning Affeton Castle estate. It is conveniently located within easy reach of the M5 at Junction 17 near Tiverton Parkway station and Exeter Airport, with Exmoor National Park and Dartmoor National Park both nearby. The property features a hard tennis court and swimming pool and stables with grazing are available for guests wishing to bring horses or ponies.
Downstairs, the modernised original farmhouse kitchen retains its character with a terracotta tiled floor and underfloor heating in winter. A two-oven Aga stands within the huge fireplace alongside the original baker’s oven, creating a true cook’s kitchen with generous space and excellent equipment. Fitted cupboards and a central island house an electric cooker, dishwasher and fridge, while two old pine tables allow up to twelve people to gather comfortably. The original large farmhouse larder has been divided into a former meat larder with a fridge/freezer and a utility and drying room. A large kitchen door opens to a covered area with an outside loo and access to the garden and parking in the stable yard. An old stable has been converted into a simple alfresco dining space or a room for children’s activities in wet weather.
The cosy, beamed sitting room is centred around a large fireplace with a woodburner and provides ample seating for ten. The wooden floor has underfloor heating in winter and the window looks out onto the pretty Castle gardens. Guests can enjoy a SMART TV with DVD player, a Bluetooth speaker and a wide selection of books, with logs provided free of charge.
A table tennis room with a new ping pong table has proved popular with guests of all ages.
Upstairs, the recently restored farmhouse provides comfortable accommodation for up to eight people across four bedrooms, with the option of renting two additional double rooms to sleep twelve in total. Two bedrooms have superking double beds, while the other two are twins that can also be made into superking beds. The master bedroom overlooks the garden and the Castle and has an ensuite bathroom with a shower over the bath, w.c. and washbasin. The Blue Bedroom overlooks the stable yard and has its own bathroom a few yards away with a shower over the bath, w.c. and washbasin. The Butterfly Bedroom overlooks the farm and has an ensuite shower room with w.c. and washbasin. Bedroom four, known as The Flat, overlooks the garden and Castle and has a superking double bed with an ensuite bathroom featuring a bath, w.c. and washbasin. For larger groups, two additional ensuite twin rooms in the adjoining part of the farmhouse can be hired at extra cost.
Throughout the house, rooms are furnished with antique pieces and designer fabrics from Vanessa Arbuthnot, Colefax and Fowler and others. Entry is via the front door along a cobbled path or directly into the kitchen from the stable yard.
Outside, there is a large grassed garden and a hard tennis court adjacent to the house. An unheated swimming pool is available from May or June until the end of August or early September. Guests are welcome to bring their own horses, with stabling for four and grazing available by prior arrangement at an agreed extra cost, with straw provided. The surrounding countryside offers riding opportunities, as well as trout fishing on the Little Dart and roe deer stalking by prior arrangement.
Within a mile lie the unspoilt villages of East and West Worlington, known for their charming thatched cottages. St Mary’s Church in West Worlington, with its distinctive twisted spire, dates back to the 13th century. Numerous footpaths and bridleways criss-cross the area, and the Two Moors Way passes close to the Castle. Affeton Barton is an ideal base from which to explore Devon. Exmoor National Park, with its wild red deer, Exmoor ponies and sweeping moorland, is about a 30-minute drive to the north, while Dartmoor National Park lies to the south and can be seen from the garden. The historic cathedral city of Exeter is around 20 miles away, approximately 45 minutes by car or a short train journey from nearby Lapford or Eggesford stations. Barnstaple and the stunning North Devon beaches are within 30 to 60 minutes’ drive. The The Plough Arts Centre, RHS Garden Rosemoor and Dartington Crystal are all 30 to 40 minutes away. The area is excellent for walking and cycling, with quiet lanes and beautiful scenery, though some hills are steep. For flatter cycling, the Tarka Trail offers miles of estuary views on a level tarmac surface. Excellent golf courses including Saunton Golf Club and Royal North Devon Golf Club are within easy reach, along with a nine-hole course at Chulmleigh. Many pubs and excellent restaurants can be found nearby.
