Beautifully renovated to an exceptional standard in a peaceful countryside setting, Duke’s Lodge blends all the modern comforts you would expect with characterful nods to its farming heritage, resulting in a warm, stylish and welcoming space throughout.

The East Living Room is a relaxed and inviting space where guests can unwind together by the woodburner. Morning coffee and leisurely conversations are perfectly suited to the sun-filled bay window seat, while a selection of comfortable sofas and Smart TV packages make it ideal for socialising or quiet evenings in.

At the heart of the house is the kitchen and dining space, affectionately known as the Hub. This is the most sociable area of the lodge, perfect for preparing meals, sharing food or celebrating together. Flooded with natural light from patio doors opening onto the Sunken Garden and sun terraces, it is a farmhouse kitchen like no other, complete with impressive cooking facilities.

The West Living Room offers a cosy and comfortable alternative, with warm, stylish décor enhanced by antique details and personal touches. Garden views and abundant light pour in through the large bay window, while a wood burner and Smart TV add to the inviting atmosphere.

For entertainment, the Games Room is a favourite with guests of all ages. Whether challenging friends to table football, air hockey, snooker or table tennis, enjoying TV or Wii games, or making use of the music facilities, this room provides fun whatever the weather.

The utility and boot room, fondly referred to as the Boot-ility or Mud Room, is an invaluable practical space for de-booting, washing, drying and ironing. It also doubles as a dog-friendly sleeping area. On the ground floor there is a separate shower room with WC for added convenience.

The bright and welcoming hallway is a striking feature of the house, with two staircases leading to the upstairs landing. Stained glass doors, chandeliers and lovingly restored Victorian details add to the charm. The porch provides access to both the Sunken Garden Terrace and the internal hallway.

There is an adapted ground floor bedroom sleeping two, beautifully decorated and individually styled like all bedrooms in the lodge. It features electrically operated twin beds, an accessible en-suite shower room and a comfort-height toilet.

The Gun Room can be a double or twin bedroom and is inspired by country pursuits, with an en-suite walk-in shower and WC. The Dog House is another double or twin room, decorated in rich blue tones with playful canine inspiration and includes an en-suite bathroom with both a bath and shower. The Hen House is a bright and cheerful double or twin bedroom with an en-suite shower and WC, often a popular choice among guests. The Tool Shed offers a light and airy double or twin bedroom with a countryside colour palette and a fresh, characterful feel, along with an en-suite shower and WC. The Cow Shed is a spacious family room sleeping up to three guests, with a double or twin bed and a single bed. There is plenty of room for a travel cot or luggage, along with an en-suite shower and WC. The Pigsty is another generous family bedroom, also sleeping three, featuring a double or twin bed and a single bed beneath a starry-themed ceiling. With space for a travel cot, en-suite shower room and charming tributes to pigs of the past, it is both comfortable and full of personality.

Outside, Duke’s Lodge is surrounded by private mature gardens with rural and woodland views, making it an ideal setting for relaxation, play or wildlife watching. The grounds include lawns and terraces, a Sunken Garden, a hot tub, outdoor cooking and dining facilities and much more to enjoy during your stay.

Set in peaceful countryside with wide views across the gently curving River Waveney, The Duke’s Lodge offers a secluded feel beside a friendly working farm, while still being moments from the character and life of Bungay. The town itself is rich in charm, with independent shops, inviting cafés, riverside walks and the evocative remains of Bungay Castle. Food lovers will appreciate the nearby artisan producers and historic vineyards within walking distance, while nature enthusiasts can explore wildlife trails at Earsham Wetland Centre or head out onto the open waterways of the Norfolk Broads. With the historic city of Norwich and the classic seaside town of Southwold both within easy driving distance, the location combines rural tranquillity with excellent opportunities for days out.
