The house as it stands today incorporates the original 15th Century tower with a large Georgian frontage in the palladium style.

About Kippilaw House

All the original features have been kept or lovingly restored to their former glory by the current owners. The house has all the luxuries of home with the beauty of a historical country house. Our aim is to make it our guests feel as comfortable as possible with a homely atmosphere surrounded by beauty and elegance. Kippilaw will be exclusively your house, and with flexibility as our motto, we will go out of our way to grant your every wish and make your stay a delight.

The House has 3 reception rooms - panelled dining room, rouge drawing room, eggshell sitting/TV room. Grand hallway with carved staircase (1 toilet). Ballroom with Victorian club bar (3 toilets, including disabled). Country kitchen with Aga and snugg room.

In total, there are 12 - 15 main bedrooms, From a lavish master suite and wonderful family rooms to triples, twins, doubles and a cosy single room. All the rooms are brimming with character.

Outside three is 3 acres of private garden and grounds to enjoy, plus a private woodland. A south facing veranda with seating and a BBQ are perfect for al fresco dining.

The Tweed, alongside the River Nith, can boast the longest season of any Salmon River in this country. The season begins on the 1st of February and runs right through to the 30th of November, with fishing available from Monday through to Saturday (no Sunday fishing).

Local Activities

Golf - The Scottish Borders has some of the friendliest golf courses in Scotland and a great choice of 9 and 18 hole championship standard courses. Many participate in the Freedom of the Fairways Golf Passport offering great value to visitors.

Clay Shooting - Clay shooting is a fantastic leveller, needing no previous experience, and is ideal for team building events. It's a source of great entertainment and the inevitable competitive edge creeps in when teams shoot in mini events. All you've got to do is arrive in suitable outdoor clothing and we look after everything else.

Horse Riding - Horse riding or Pony Trekking is a great way to really experience the natural beauty of Scotland and the Scottish Borders. We can help arrange riding, trekking, hacking and trail riding on the forest bridle paths nearby.
