Accommodation

There are 4 apartments at Lyon Court as follows:

** The Cedar Tree Apartment ** Brand new for 2020, this is a spacious first-floor apartment taking up the West side of the main building. It benefits from dual aspect to the front and rear of the house. The lounge and kitchen look out to the front of the house with all three bedrooms overlooking the gardens to the rear and a large Cedar tree where you can often see red squirrels, woodpeckers and other local fauna.

The kitchen/diner benefits from a fully equipped kitchen with American Fridge Freezer with ice and cold water dispenser, a range cooker with induction hob, microwave oven, full-size dishwasher, toaster, kettle and all crockery, cutlery, pots, pans and utensils that you might need. The dining area comfortably seats 8 and there is a 32 smart TV in case the kids are hogging the larger TV in the lounge! The lounge is equipped with a 50 Smart TV that is Netflix/Amazon/Apple/Disney + ready with comfy sofas to chill out on after those long days on the beach.

The main bathroom is equipped with a full-sized bath with shower over, basin and WC. The WC has an integral toddler training seat, so no need to bring your own. Bedroom 1 has a king-size bed with bedside cabinets, a large wardrobe, and a dressing table. This bedroom benefits from an ensuite bathroom comprising a shower, basin and WC. Bedroom 2 has a double bed, bunk beds for the kids, a large wardrobe and an ensuite bathroom comprising a full-sized bath with shower over, basin and WC. Again, the WC has an integral toddler training seat, so no need to bring your own. Bedroom 3 has a king-size bed with bedside cabinets, a large wardrobe, and a chest of drawers. All bedrooms are big enough to accommodate a cot if required.

Please note that the Cedar Tree Apartment sleeps up to eight people with two of the beds being bunk beds, so ideal for families with at least 2 children. Additionally, a cot can be provided for a baby but the total occupancy must not exceed 8.

This apartment benefits from 3 x 300-litre unvented hot water cylinders that provide hot water at mains pressure. So after a day on the beach, you can jump into a piping hot, powerful shower!

With regard to accessibility, there are 20 steps up to the apartment, then it is all on the same level

** The Garden Apartment ** (sleeps up to 8) has recently been refurbished to a very high standard and takes up the entire storey at garden level. With the ceiling height in excess of 8 feet in most rooms, stylish dimmable LED downlights throughout and large windows and doors, it makes for a very bright, airy apartment. There is underfloor heating with porcelain, vintage wood effect floor tiling throughout, giving it a Mediterranean feel.

The kitchen is equipped with a family-sized fridge/freezer, a range cooker with 2 ovens, a grill and an induction hob with 5 burners, a full-sized dishwasher and a dedicated wine cooler which is perfect when catering for 8 people!

We were unable to buy a kettle that would make 8 cups of tea at once, so we have installed a Grohe instant boiling water system in the kitchen so that everyone can have their morning tea/coffee at the same time.

The dining area has a large table and seating for everyone with a large chandelier above. There are French doors that open out on to the South facing terrace, overlooking the gardens and pool.

The lounge area is equipped with a 49" smart flatscreen TV and comfy seating for when you fancy chilling out.

A wireless access point has also been installed, giving a fast wifi connection throughout the whole apartment and on the terrace

The master bathroom is equipped with a huge p shaped bath with shower over, twin basins within a large vanity unit with a huge separately lit mirror above. The WC has an integral toddler training seat, so no need to bring your own.

The second family bathroom is equipped with a standard sized bath with shower over and a large single basin. The WC has an integral toddler training seat, so no need to bring your own.

The en-suite to bedroom 2 is equipped with a large shower enclosure, and a vanity unit with basin and large separately lit mirror.

Grohe taps and showers have been installed throughout to give the apartment a quality finish, that you might expect from a high-quality hotel.

We have just installed 3 x 300-litre unvented hot water cylinders that provide hot water at mains pressure. No more weak showers!

Bedroom 1 has a king-sized bed, a large wardrobe and a comfy sofa/daybed, with direct access to the eastern side of the building.

Bedroom 2 has a king-sized bed, a large wardrobe and its own en-suite shower room.

Bedroom 3 has a king-sized bed, a large wardrobe and French doors to the South facing terrace overlooking the gardens and pool.

Bedroom 4 has twin single beds, a large wardrobe and French doors to the South facing terrace overlooking the gardens and pool.

Towel sets are available to hire at a cost of 5 per set, per week. A set consists of a bath towel, a pool towel and a hand towel.

The pool is available to use from May until September.

** The Garret ** (sleeps up to 6) This apartment is situated on the first floor, away from the main building with aspects to the south, west & east.

The family room (newly refurbished in 2018) incorporates the fully equipped kitchen with full size oven/grill and induction hob, microwave oven, dishwasher, full sized tower fridge freezer, large toaster, kettle and all pots, pans and utensils that you might need. The dining area comfortably seats 6 and there is additional comfortable seating to watch the huge 49' smart TV connected to our satellite system that is Netflix/Amazon ready.

A wireless access point has also been installed, giving a fast wifi connection throughout the whole apartment and on the terrace.

This bright and airy double aspect room has a southerly view along the side of the house to the gardens and pool; it also overlooks the terrace, and benefits from the evening sun.

We have allocated a large 42sqm terrace adjacent to the Garret for the sole use of Garret guests, embellished by tropical plants, with garden furniture and a gas BBQ for al fresco dining.

Please note The Garret sleeps 6 people and 2 of these beds are bunk beds, so ideal for 4 adults and 2 children. Additionally a cot can be provided for a baby but the total occupancy must not exceed 6.

Bedroom 1 has a double bed, bunk beds and space for a cot.

Bedroom 2 has a double bed and space for a cot, featuring a roof window that catches the morning sun.

Both bedrooms have en-suite bathrooms with bath and shower over, and WC.

With regard to accessibility, there are 14 steps up to The Garret, then the apartment is all on the same level.

** The Old Stable ** (sleeps 2)The Old Stable is (as the name suggests) a stable converted into a studio apartment. Set in the secluded gardens of Lyon Court, it benefits from its own discrete south facing patio.

The kitchen is fully equipped with a full sized oven and hob, a vintage Bosch fridge freezer, microwave, toaster, kettle, with ample cupboard space, pots, pans, utensils, crockery and cutlery. The living area is well designed for a couple, with a comfy sofa, a double bed and a table for two. There is also a 28" Smart TV connected to our satellite system that is Netflix/Amazon ready.

A wireless access point has also been installed, giving a fast wifi connection throughout the whole apartment and on the terrace.

A cot can also be accommodated if you really can't get away on your own!

With regard to accessibility, you can park on the same level as the Old Stable and there are no steps at all.

Local Area

The Isle of Wight is a favourite destination for walkers. It has a wide variety of countryside ranging from river estuaries to spectacular cliffs. Picturesque villages give way to pretty farms, river valleys and nature reserves. Almost half of the island is designated as an Area of Outstanding Natural Beauty. Plan your walk to include an attraction, such as the Botanic Gardens at Ventnor (free entry), Nunwell House at Brading, the Needles Battery. Or just through a picturesque village-like Godshill. Or enjoy the contrast of descending from the isolation of Tennyson Down into the busy Alum Bay Theme Park, and then on towards Colwell Bay.
