Lower Balwest Farm is situated on the gentle slopes of Tregonning Hill, perfectly positioned between Land’s End and Lizard Point. This smallholding offers a choice of accommodation, from a stylish self-catering cottage to a cosy studio, ideal for couples or small families seeking a relaxing Cornwall getaway. Just a mile inland from St Michael’s Mount and Porthleven, the farm is a short drive from some of the region’s most beautiful beaches, including Praa Sands, Rinsey Cove and Prussia Cove. Guests can enjoy sweeping views across the surrounding fields to the Penwith Hills and Mount’s Bay and a scenic footpath leads to the summit of Tregonning Hill, rewarding walkers with breathtaking panoramas of both the south coast and St Ives Bay to the north.
Mazey’s Cottage, dating from the late 18th century, was once home to a family of nine and has since been carefully converted from the original cottage and farm buildings into comfortable, eco-friendly accommodation, completed in 2011. The old cottage now serves as a spacious sitting room with gallery, while the stone cowsheds house the kitchen, bedrooms and bathrooms. Designed for modern comfort, the cottage uses solar power for hot water, a nearby wind turbine for electricity and A-rated appliances, while retaining its character with high, beamed ceilings, stone walls and a wood-burning stove. The kitchen/diner is large and airy and the gallery offers a quiet space or extra sleeping area. Outside, the cottage has private, fully enclosed courtyard gardens to the front and rear, ideal for sunbathing, children, or dogs, with lovely views and easy access to a nearby field and a footpath to Tregonning Hill.
The Studio is a peaceful and private retreat set in the garden at the far side of the house, away from the lane, and all on one level, making it suitable for those with limited mobility. It features a spacious, light-filled main room combining a seating and dining area with French doors to the garden, a well-equipped kitchen with a high ceiling and generous work surfaces and a cosy double-bed sleeping area, with Velux and side windows offering views of the garden, Tregonning Hill and the surrounding woodland. A fully tiled wet-room with shower, WC and washbasin is off the main room, along with a large entrance lobby with storage and a small single bedroom with under-bed storage. Outside, guests have a private garden area and access to a field and picnic spot with sea views, as well as footpaths leading to Tregonning Hill, Godolphin Hill and for the more adventurous, mostly off-road routes to the coastal paths at Praa Sands and Rinsey Cove.
Lower Balwest Farm is set within a World Heritage Site, with Tregonning Hill designated as a Site of Special Scientific Interest, making it an ideal base for exploring West Cornwall. The farm is close to several beaches, including Praa Sands, a long sandy beach with a pub, café and summer lifeguards, Rinsey Cove, a small dog-friendly cove and Prussia Cove, which comprises several dog-friendly coves accessible from a small free car park. Inland, there are scenic walks up Tregonning Hill, Godolphin Hill, and to Godolphin House and woods, all accessible via footpaths from the farm. Located almost halfway between Land’s End and Lizard Point, the farm provides easy access to St Michael’s Mount, St Ives, Zennor, Penzance, Newlyn, Mousehole, Kynance Cove, Helford and Falmouth, all within about half an hour’s drive.
