Old Lanwarnick comprises the Old Farmhouse and its five luxury converted barns, all of which have been awarded the coveted 5 star Gold Award from Visit England. This historic site is a wonderful place to get away from the stresses of modern living for a truly relaxing holiday. Facilities include a shared hot tub barn, mini gymnasium, pamper room for beauty treatments and the pavilion on the hill is the perfect spot to soak up the countryside views.

The Old Farmhouse – Sleeps 8 guests over four bedrooms

Dating back to the Domesday Book of 1086, The Old Farmhouse offers a warm welcome in this lovely 'home from home' full of history and character.

Our guests love the flexible space of large kitchen, lounge and dining room. They also love the exposed beams throughout, vaulted ceilings to the first floors, under floor heated flagstones throughout the ground floor, the wood burner and the squeaky floorboards! Families, friends and dog owners really enjoy relaxing holidays together in this fabulous home from home.

Entry level

There is level access from the private car park into the glazed entrance hall with slate floor and wooden boot bench. This leads through to the inviting living room with feature fireplace containing wood burner, under floor heating, exposed beamed ceilings, a large leather corner sofa and 47” flat screen television with Blu-ray player. There is also a snug reading area with 2 leather armchairs and a well- stocked bookcase.

The open plan kitchen/dining room has under floor heating and exposed beamed ceiling. The newly fitted kitchen has cream wall and floor units with granite work surfaces, a large Range Master cooker with double oven & 6 gas burners, a full height fridge and under counter freezer, an integrated dishwasher, a double butler’s sink below the sash window that looks out over the Victorian Garden.

The dining area has a large feature fireplace with a bread oven and wood burner as well as a large dining table for 8 with leather chairs. There are South facing French windows that look out onto and give access to the large patio area and garden.

There is a downstairs WC with storage and airing cupboards plus a utility room with washer/dryer, kitchen units and sink plus a stable door leading to the large patio area with Hot Tub and garden.

Upstairs

The stairs and all bedrooms are carpeted. There are two master bedroom suites that are both en-suite and two further bedrooms that share a family bathroom.

The main master bedroom has a beamed, vaulted ceiling and contains a super king sized, carved, solid wood, 4 poster bed. From the south facing, sash window with window seat there are beautiful views across the valley. The fully tiled en suite bathroom has a bath and a separate shower plus a large back lit mirror and modern basin with storage under plus a South facing, sash window with views across the valley. There is also a dressing area with three, large mirrored, built in wardrobes and a dressing table.

The second master bedroom has a super king sized, carved solid wood bed, with beamed, vaulted ceiling and an East facing window with window seat. There is a dressing area with a built in mirrored wardrobe and a dressing table. This leads through to the fully tiled en suite shower room that has a west facing window with views over the rear garden.

The third bedroom has twin beds, which can be linked to create a super king sized bed if required with a west facing window over -looking the garden. There is a large built in mirrored wardrobe.
The fourth bedroom is small and has adult sized bunk beds, a beamed, vaulted ceiling and a West facing window with window seat.

Outside

The Old Farmhouse is approached via a gravel driveway to the front. There is a large patio area with a new Hot Springs 8 person Hot Tub with views across the valley. Steps lead up to another large patio area with a stone built BBQ area with slate roof and outdoor table and chairs. It has lovely rural views of the paddock below and the woods beyond. Steps lead up to a grassed area with sun loungers and mature shrubs. The garden is fully enclosed.

Hob Nob – Sleeps 6 guests over three bedrooms

Hob Nob used to house the old cider press. Now it provides spacious family accommodation with fabulous views from the first floor living area. This lovely barn conversion takes full advantage of its elevated south facing location looking out across our new Victorian Garden through to our Woodland Walk and to the countryside beyond. Its large, open plan living area is quite striking and there is a large spacious kitchen and dining table.

From the enclosed lawned garden there are double doors leading to the entrance hall with slate flooring, vaulted ceilings a door to the WC and a door to the utility room with washer, dryer and sink.

Double doors then lead to the spacious living room with exposed stone walls and vaulted ceiling and oak style planked flooring. This room really has the wow factor! There are large comfortable leather sofas and chairs, a Juliet balcony with French windows and picturesque views. There is a 20ft high, central chimney breast, housing a large log burner and 42” LCD TV. A selection of board games, DVD’s, CD’s and books are provided to enjoy during your stay.

The kitchen leads off the living area and has a modern well equipped kitchen. There are plenty of units and work spaces along with a dual fuel range cooker with large glass extractor, a microwave oven plus integrated fridge/freezer, dishwasher, pull out larder and beautiful granite work surfaces. Everything to keep the budding chef happy! There is a large dining table perfect for family meals together, seating up to 8. From the kitchen there is access to the garden and outside dining area via a large glazed door.

From the entrance hall the stairs lead down to the three bedrooms and family bathroom. There is a spacious master bedroom, with king sized bed and en suite shower room with double shower and flood head shower. Next to this room there is a further king size bedroom and en suite shower room with flood head shower. Finally a twin room is situated next to the family bathroom which features a whirlpool bath and over bath shower. Hob Nob features a wonderful large secure lawned garden, with patio area furnished with table and chairs and a gas BBQ.
Hob Nob has parking for 3 cars to the rear of the property.

Blackberry Barn sleeps four guests over two bedrooms

Blackberry is a beautiful barn conversion with a contemporary feel. With a south facing courtyard garden it is perfect for long days lazing in the sun and dining al fresco.

Situated next to the Hot Tub barn it is ideal for a relaxing holiday. With the backdrop of our lovely woodland walk this is a fabulous location for a small family cottage. Its bright airy interior with full height ceiling provides a great family living space. The south facing paved garden in front of the property has a table, chairs and sun lounger as well as a gas barbeque, all of which allow you to make the most of the sunshine.

Rainbow sleeps three guests over two bedrooms

Spice Barn is a blend of contemporary and homely, resulting in a stylish, comfortable ‘home from home’ for your holiday. Featuring an 'upside down' configuration, this lovely property is extremely popular with couples that return time after time.

From the patio area the front door leads into the open plan living/ dining and kitchen area, open to the eaves with exposed beams. The living area has a contemporary but homely feel with a leather sofa and real flame effect fire. A 42” LCD TV with Blu-ray player and a collection of DVD’s to enjoy on those cosy evenings in.

The intimate dining table and chairs seating 2 beside the window, looks out on to the patio area. The kitchen is open plan and contemporary with white units, a built-under fan oven and separate hob and extractor fan, a built in microwave and integrated fridge/freezer, dishwasher and washer dryer. The kitchen surfaces are finished with striking granite and provides a wonderful space to cook in. Spice Barn has a well-equipped kitchen with everything the keen chef would like to use whilst cooking away from home.

Stairs lead down to the king sized luxurious bedroom with beamed ceiling and a large contemporary bathroom with whirlpool bath and a separate sink, a large walk in shower with flood head and mood lighting.

Spice Barn is fully central heated and features heated towel rails.

Outside there is a small walled garden area with a patio and barbecue with table and chairs for two. The cottage enjoys superb views up to the Pavilion and its courtyard garden catches the afternoon sunshine. Many a guest has sat outside enjoying a coffee, reading a book and taking in the sun while the buzzards soared above in the thermals. In fact one guest wrote a book here!

There is parking for one car in the communal car park close to Spice Barn.

Honey Pot at Old Lanwarnick luxury dog friendly cottages in South East Cornwall is the perfect romantic hideaway. This historic site is the perfect place to get away from the stresses of every day life for a truly relaxing holiday.
The south facing cottage looks out towards our Victorian Garden and Woodland Walk. The bedroom with a spectacular chandelier enclosed within a giant lampshade completes the romantic honeymoon getaway feel of this lovely cottage.

From the front door you enter into the living room that has a cosy wood burner with log store, a 32” LCD, HD TV and DVD collection.

The Kitchen leads up a few steps from the living area and features a built-under cooker, hob with extractor, a microwave oven and integrated fridge/freezer, dishwasher, washer/dryer and is finished with dark granite worktops. Enjoy breakfast and evening meals on the oak dining table next to the window.

From the living room take you up to the luxurious bedroom with king size bed and vaulted beamed ceilings with modern statement chandelier. There is a south facing window which enjoys views across unspoilt countryside. There is a small modern en suite shower room with flood head shower.

There is a small private, walled patio area with table, chairs and a gas BBQ to the rear of the property that is access via steps to the side of the property.
