Choose from 2 delightful riverside properties with stunning views over the River Teign towards Shaldon and Dartmoor.

Teign Wharf View : Sleeps 7 + cot. This property enjoys direct beach access from the ground floor lounge patio doors, opening up the whole room to the beauty of the location. It is comfortably furnished and equipped for 7 plus cot and comprises a large lounge / dining room (with colour TV / video / DVD, C.D / cassette radio) with sliding doors that open directly onto the river beach. The kitchen is equipped with a washing machine, dishwasher, microwave and fridge / freezer. A spiral staircase from the lounge takes you to the master bedroom with double kingsize bed, fitted wardrobes and enjoys the spectacular views from a lovely bay window. A fully fitted bathroom is across the landing. Stairs lead from the first floor to a double bedded room (plus single bed) with ensuite toilet and wash-hand basin and a further twin bedded room with en-suite shower and superb view.

Teign View : Sleeps 5 plus cot. External stairs lead from the car park area to the first floor entrance hall with the principal bedroom at this level. A large picture window affords magnificent views of the River Teign, Shaldon and Dartmoor. There is a double (kingsize) room with large double mirrored wardrobes. Stairs lead from the first floor hallway to the second floor lounge / dining room ( including colour TV / video / DVD, C.D / cassette / radio) with wonderful views. There is a small single bedroom and a fully fitted shower room with toilet and wash hand basin. The galley style kitchen (open plan off the lounge) is fully equipped with microwave, fridge, gas hob, electric oven/grill, waste disposal unit and washing machine. The well equipped converted barns along with the ensuite B&B in the farmhouse opposite enjoy stunning views over our unspoilt rural valley.The farm is documented in the Doomsday book of 1086. The valley landscape has changed little over the centuries untouched by modern development.

Smallicombe gives you the best of two worlds, tucked away in a sheltered rural valley yet close to the spectacular Jurassic coast, a World Heritage site, between Lyme Regis and Sidmouth.

The barn conversions are light and airy and well equipped to sleep two, four, six or eight. The Cider Barrel and the Granary are wheel chair accessible.

The ensuite B&B in the farmhouse has superbly appointed rooms with breathtaking views. You will be able to enjoy a farmhouse breakfast using our award winning sausages and bacon. This will certainly set you up for the day!

The Granary - sleeps 4 + cot

The Granary has been designed to accommodate both young families and wheelchair bound guests. It is entirely ground floor with plenty of space to move around, no steps or thresholds. The large patio windows in the sitting room open out on to the gardens giving superb views across the valley. You can relax and enjoy the sights and sounds of the countryside.

The Granary has two bedrooms, one double and one twin with 2 foot 6inch beds. The living area is open plan with a breakfast bar separating the living rooms from the well planned, fully fitted kitchen. The breakfast bar is at the correct height for wheelchair users. The Granary also has a wheel in shower room and bathroom suitable for families and wheelchair users. Toilets have grab rails to help less able guests.

There is a colour digital television and DVD player.

The Cider Barrel - sleeps 4 + cot

The Cider Barrel has also been designed to accommodate both young families and wheelchair bound guests. It is entirely ground floor with plenty of space to move around, no steps or thresholds. The Hayloft - sleeps either a max of 6 or 8 people

Hayloft is the largest of the barn conversions being the entire first floor of a large barn that forms part of the farmyard.

The living room is very spacious with large windows providing superb views down the valley. There is a digital colour television and DVD player. It is divided from the modern well planned kitchen by a large pine table.

There are two doubles and one/two twin bedrooms all furnished with pretty matching bedcovers. One of the twin bedrooms have 2 foot 6 inch beds. One of the double rooms has an ensuite shower. There is also a family bathroom and a separate cloakroom with toilet and basin.

The Garden Flat - sleeps 2

The Garden Flat is a self-contained wing of the farmhouse opening out on to the garden. From the living room you can look right across the valley to the woods and rolling fields of grazing cattle or sheep.

There is one bedroom with twin/double linked beds. The cosy living room has a large inglenook with the remains of an original bread oven. There is a digital colour television with DVD player and CD player with radio. The kitchen has all modern equipment including a dishwasher plus pine table and chairs. The bathroom has a bath plus over bath shower.

The accommodation is mainly ground floor with one step between the living room and the kitchen. It is ideal for young families or ambulant disabled.

The Violet family have been welcoming visitors to West Pusehill Farm, for over twenty years. Being resident proprietors they are always available to ensure their guests enjoy their stay. Repeat guests, many of whom return time and time again, speak of the unforgettable holidays spent at West Pusehill Farm.

We have 10 cottages available for our guests.

The 40 ft.heated swimming pool has plenty of room for sunbathing, facing due south it catches the sun all day. From here the view to the west up the Kenwith Valley, across Bideford Bay to Clovelly, 8 miles away, is absolutely stunning.

The children's play area is where the humans are penned in and the animals look on. In the same part of the paddock is the barbeque, along with some picnic tables for eating and garden chairs for the odd G. & T.

The animals is where Becky changes her hat and becomes the "Pied Piper" - taking the children each morning to help at feeding time. 20 chickens - all have names, an assortment of goats and of course Rodney - Trotter that is, a third of a ton pig who talks to you.
