Kings Manor Farm is located in a beautiful part of the Isle of Wight countryside and is a 1550 acre sheep and arable farm. We have a choice of 5 spacious and comfortable self-catering holiday cottages/houses, located within or near the rural grounds of the farm.

Kings Manor Farm is situated directly on the beautiful Yar Estuary, between the pretty port of Yarmouth and Freshwater in West Wight. This is an Area of Outstanding Natural Beauty and the family owners have preserved the estuary in its natural state for 40 years, treating the tidal area as a wildlife sanctuary and planting trees to encourage red squirrels.

Our holiday cottages are perfect for couples, families and friends who are looking for an enjoyable break to the Isle of Wight. West Wight is a beautiful area and is a great base from which to explore this wonderful island.

Properties

Kings Lodge

A beautiful big stone farm cottage with plenty of living space. Flagstone and wooden floors throughout the ground floor complement the building and its furnishings. It comfortably sleeps 10 people in 4 bedrooms and is centrally heated and for our winter guests, there is a beautiful open fire. There is a private courtyard which leads into the pool room and on through to the swimming pool enclosure. This is set in an orchard that leads down to the banks of the estuary.

Kings Orchard

Formerly the farm manager's house situated amongst fields halfway along the farm drive. It is spacious and comfortably furnished providing ample space for 12 + people in 6 bedrooms. The house is secluded and is in a beautiful rural setting. There are sensational countryside views from most windows. It has a large enclosed garden with fruit trees that leads down to a small woodland area, with views to the estuary and the downs. The house has gas central heating as well as an open log fire in the sitting room.

Estuary Cottage

A pretty one storey stone farm cottage sleeping 4 in two en suite bedrooms. This property is bright, compact, contemporary and cosy. It is set in a beautiful rural area that looks out onto a natural and biodiverse habitat. The holiday cottage is a stone’s throw from the river and you can see glimpses of the water from the courtyard. There is access through a grass orchard down to the river, which provides hours of fun for children to play and explore. All accommodation is on the ground floor (with 2 small internal steps) and every room leads directly onto a large enclosed courtyard, which makes for great al fresco dining and outside enjoyment. There is a log burner in the lounge for guests to enjoy in the winter months.

The Old Farm Shop

This is a converted one storey farm building, originally a dairy and then a farm shop and was converted to holiday accommodation in 2016. It has been converted to spacious accommodation for 4 people and is wheelchair/disabled friendly. It maintains the stone flooring throughout that is a reminder of its previous use. It has a large king size bedroom with well-appointed en suite shower room. The smaller second double bedroom is also en suite. There is a large open plan sitting room/kitchen that opens onto a large patio and enclosed garden that looks out over fields towards Freshwater Church and is 5 minutes’ walk along a footpath to the Red Lion Pub.

Kings Hill

Located 5 minutes away from Kings Manor Farm, this is a new barn conversion that offers contemporary light filled accommodation with breathtaking views of Hurst Channel and the Needles. The property has a huge living space incorporating the kitchen, dining room and lounge. It comfortably sleeps 12 people in 6 en suite bedrooms and there are spectacular views from almost every window. There are 4 en suite bedrooms upstairs, one downstairs and a ground floor annexe that contains the 6th bedroom and its own lounge and kitchenette. There is also an additional bathroom and cloakroom in the main area of the house. It has an exceptionally large garden comprising a sizable patio and an extensive lawn that looks down over Hurst Castle, out to the Needles and beyond (no swimming pool access and no pets for this property).

Visiting Freshwater & Exploring the Isle of Wight

The estate is a 5 minute drive from the pretty port of Yarmouth, where regular ferries run to and from Lymington. There are a host of attractions on the island, all within a few minutes’ drive, including the famous Needles, Osborne House and Carisbrooke Castle as well as numerous unspoilt sandy beaches and country parks.

The family owners run the farm and live in the manor house on the estate. Guests are welcome to make use of the heated outdoor pool and of course the walks along the estuary. Stabling for your own horses may also be available by prior arrangement with the family. The nearest pub and shop are a short walk into Freshwater and nearby Yarmouth has some superb restaurants. Freshwater Golf Club is 1 mile away with stunning views across both the Solent and the English Channel. Be it walking, sailing, fishing or just chilling, nothing is far away on the Island.
